Buyers - What to Expect
Here are several steps you will experience if I, The Rob Campbell Team, helps you purchase a home:
A) Financing
First we will offer to help you find a mortgage company to get pre-approved for a mortgage if you choose to. Sometimes you, as a buyer, have already done this prior to contacting us. This is your decision if you would like to have this done. YOU MAY GET PRE-APPROVED AT NO COST TO YOU AND NO OBLIGATION! Some advantages to getting pre-approved are:B) Receive Listings
1) It tells you the maximum sales price you can buy a home for, (whether or not you want to go close to your maximum price or not.)
2) You will know your options about how little or how much cash you will need to purchase a home.
3) You will know how many days it will likely take to get your mortgage approved and be ready to close once you find a home and have an accepted offer. (Usually 30-45 days.)
4) Being pre-approved for a mortgage will likely help your offer be more attractive to a seller. The seller may accept a little lower offer from a pre-approved buyer. In some cases some sellers will not consider an offer from a buyer who is not pre-approved. They fear taking their home off the market for usually 45 days not being sure the buyer can get a mortgage approved.
My Team will send you listings specifically found by the criteria you give me. For example: the specific area, price range, minimum bedrooms and bathrooms, garage requirements, lot size, etc. We can get very specific if you desire: master bedroom level, exterior of home, fireplace, garden tub, hardwood floors, etc. The home searches on the internet do not have nearly as many search fields as we have access to. We can send you these listings by email on a daily basis as new listings appear. These data sheets are from the MLS and are more detailed than what you will find online. We can keep it more organized by doing this system. Most listings have excellent driving instructions to the home. We will work with you if you prefer to receive the listings by fax or mail as well.C) Touring Homes
If my Team sends you listings, I do expect you to contact me when you find homes you want to view.D) Writing the Offer and Counter Offers
1) I suggest you drive by these homes yourself before viewing them with me, if possible. Many times you will drive by a home you liked on paper, but will eliminate it for various reasons after driving by.
2) When I show you homes, I will never tell you that a certain home is "perfect" for you or is the one you should buy. Only you know what home fits your needs. I will tell you problems I see with a home whether it is the condition of the home, overpricing, or whatever my concern may be. Also, although I will look for obvious problems in a home, I ALWAYS ask that you have a "Professional Inspection" done. Real estate agents are not inspectors. These inspections will typically cost you $250 - $400. You should invest in an inspection to protect your investment. You choose the inspector, but I will make sure you know where to get information to choose your inspector.
When you find "The Home" you would like to buy, your offer will be written to protect your best interest.* My Team, Sheri, Joyce, and I have each been licensed REALTORS for 17 years or longer. My Team has sold over $175 Million in homes, land, and commercial real estate, representing over 1,250 separate transactions! We do know how to properly write an offer that is written to protect you. We can strategize price and terms to get you the best possible deal. Very few agents or teams in the Indianapolis area have 1,250 past transactions "under their belt" as the experience to give you this "strategic advantage" because we have done this so many times before. The offer is a 7-page form and you need a professional representing you. All agents are not experienced.E) Accepted Offer
Once an offer is accepted, we will continue to help you step-by-step toward final mortgage approval, the appraisal, professional inspection, home owners' insurance, and so on. My closing coordinator, Sheri Maar is awesome at this. You will love her. I often have clients tell me this at closing. You certainly may talk to me at any time if you have questions for me.F) The Closing (Signing of the final documents that makes you the home owner!)
You will have the agent, either Joyce, Sheri, or myself (Rob), with you during the closing. Whomever you have worked with and become confident in during the process will be with you during this exciting and important day. Usually the seller and their agent will also be present at closing. After signing the papers, we will help you with the transfer of keys, utilities, and coordinating possession of the home.The Rob Campbell Team hopes to hear from you to help you start the process of finding your next home.
